A. This is one of the most common questions I am asked as a real estate broker. For the most part, there is no “bad” time to sell.
Some people say that the spring is the best time because there are more buyers out there, especially when talking about a larger apartment or house. A contrary opinion would be that putting your home on the market in the fall or winter might be better because you will have less competition, and the serious buyer will have fewer choices.
Many of the properties I have sold over the fall and winter are aggressively purchased due to a lack of inventory. I believe the best time to sell should coincide with what best fits your own needs.
Couple that with a report from your agent on the state of the market and whether there are buyers out there for your type of property.
Q. Why do I need a lawyer to buy or sell?
A. In many other states, lawyers are not used for transactions. This is usually handled by the brokers and title companies. Using a government-mandated form, you only have to sign a simple agreement and you are in contract.
In the New York metropolitan area, lawyers are very important due to the overwhelming amount of paperwork required to enter into contract and subsequently close a transaction. This can be even greater if there are banks involved.
An experienced attorney will be able to protect your interests and keep you out of bad situations that can cost you money.
