Sellers market today and if sellers or agents, or Brokers do not adjust the Asking Prices on more than 40% of the Homes for Sale in Glendale or Middle Village, will remain for sale month after month. Risking the Summer Doldrums, or the Upward anticipated Mortgage rates hikes.
There are Homes for Sale priced right and even selling within 1 week. That's Right!
But many owners dictate to agents & Brokers, and then just placing the Home on MLS, and attaching a sign on it for advertisements.
These Agents or Brokers are not doing their jobs correctly. Even buyers have told me it is the Realtors fault for these High Priced Homes for Sale!
If the agents & or Brokers price these Homes above and beyond just to impress the owners, then they are committing an injustice.
TO CONFIRM WHAT I AM SPEAKING ABOUT JUST CALL ANY REALTOR WHO HAS THEIR SIGN ON THE PROPERTY. ASK THEM HOW LONG HAS IT BEEN ON THE MARKET?
IF THE ANSWER IS 90 DAYS OR MORE, DON'T BATHER SEEING IT.
BUYERS KNOW PRICES, AND THEY DO NOT WANT TO WASTE THEIR TIME.
You know the Realtors with the Most house signs probably have the least amount of Sales.
They just like having their name all over the Place.
What good is getting listings if they are overpriced?
