A. There are a number of things you can do to enhance your property, many for under $500. Here are a few tips:
• Refresh your kitchen. Replace the faucets, perhaps install a water filter, switch out the cabinet and drawer handles and consider repainting and/or re-facing cabinets.
• Renew and restore flooring. Clean all carpeting, polish and repair wood flooring, and if necessary, paint or invest in low-cost flooring for laundry, basement and entry areas.
• Make the bathrooms shine. Do any caulking and re-grouting, add new fixtures (faucets, toilet seats, towel racks) and if the flooring is in poor condition, try installing vinyl tiles or sheet vinyl over it.
• Think light and bright. Do everything possible to maximize light, natural and artificial. This ranges from cleaning and repairing window treatments, replacing old drapery, blinds or shutters to updating light fixtures and using energy-efficient bulbs.
• Pay attention to details. All the small things you may live with daily, e.g., broken or missing handles, loose doorknobs, doors that stick, squeak or don’t close, non-working outlets, leaky plumbing, etc., should be restored to proper working condition.
This goes for the outside of the property as well. If you are not handy or a DIY-er, invest in appropriate professionals—handyman, electrician, plumber, landscaper.
• Organize and de-clutter. Not only will it save time and effort when you are ready to move, but it will create more space for buyers to visualize their own furnishings there. Investigate closet organizers and storage chests/bins, especially for children’s items.
Making a checklist of these cost-efficient but important updates and repairs will pay dividends when you and your real estate professional set your sales price.
